How much will a home extension cost me?

For this example, the extension costs per sqm is MYR 6,500 – 8,500, which is a relative estimate for a house extension cost today.  This reflects the current prices. But this could vary depending on your location of the house. While prices in small towns can be quiet modest, in large cities they can be higher.  In that case, a size of 4 by 5 meters extension could rise up to about MYR 8,900 – 11,338 per m²,  plus the additional costs for professional fees, including architect costs, location, building registration, etc.

The same calculation can also be used for second storey extensions.  You should consider an additional 50% for a double-storey extension, which would bring you to MYR 135,000 +50% =  MYR 165,000. The extension costs is also depending on how complicated the extension would be, which can be impacted by the reconstruction of existing rooms, renovations to the foundation, etc. 

When extending or renovating a kitchen or bathroom, more extension costs should be considered. On average, we estimate that a basic bathroom extension (nothing fancy) will cost around MYR 28,000. For a small kitchen, the renovations or extension could cost roughly MYR 35,000 - again, this will differ depending on the style and appliances used.

• Check your piping, gas and drainage systems, will that need to be replaced?

The type of construction equipment and materials used can also play a huge role extension costs. Make sure you take into consideration the type/ quality of materials you use, like wood or stone. This will be crucial when you calculate extension costs per sqm. 

The best way to manage the project in your time frame is by consulting a professional architect. They have the right experience and can help identify where hidden fees can lie in home extension costs.
